1. Initial Discussion

Our building process begins with an initial discussion, where we focus on understanding your vision, design specifics, home size, and budget. This conversation allows us to get a clear sense of your goals, needs, and desires so that every detail of your custom home aligns with your expectations.

2. Property Search

If you’ve not yet chosen an area to build, we assist in finding the perfect lot that meets your needs and vision. During this phase, we review the characteristics of each lot, discussing how factors like location, size, and terrain can impact the design and build process until we locate the ideal foundation for your custom home.

3. Home Design

In the design phase, we first meet with our draftsman to review and refine the home’s design. Then, we schedule a client meeting to discuss material selections and fine details. Edits are made to the preliminary prints based on your feedback, and once you’re completely satisfied, we finalize the plans.

4. Selections

We guide you through the selection process, offering allowances for various materials to give you flexibility in choosing finishes even after construction begins. This allows you to fully customize your home materials and make decisions at your own pace while crafting a home that perfectly reflects your personal style.

5. Contract

During the contract phase, we review all construction documents in detail, verifying the project expectations and terms before we move forward. Once everything is in order, we sign the contract and supporting documents, secure home loan approval, and discuss the construction timelines to ensure a smooth and timely process.

6. Build

With the contract signed and all approvals in place, we begin construction. This is where your vision truly comes to life, as we break ground and carefully manage each phase of the build to bring your custom home to completion.

Finishing Touches & Final Walk-Through

As construction nears completion, we focus on the finishing touches that make your home truly yours. From final installations to detail work, we polish the last few building elements to perfection. Once everything is in place, we’ll walk through the home together to guarantee it meets your expectations, and make any necessary updates before you move in. “You will not have a more personalized experience than you will with Bertram Builders. Every single detail from beginning design until final walk through is truly custom and that’s not always true with other custom builders. Nick is very knowledgeable, personable, and patient during the entire process. He also utilizes high quality subs to meet his expectations for every detail. He effectively communicates every step of the process giving “heads up” information on timelines of what’s to come in the short term and in the long term when necessary. This includes ample time for customers to make their selections. He uses high grade materials and provides in range budgets, so more selections are available without excessive change orders. In our build there were many details he did not at our request that were incredible – interior arched doorways, raised basement ceilings, increased number of spigots for each side of the house, landscaping/grading stone, electrical and plumbing upgrades, and the list goes on. Nick worked directly with our subs for the inground pool, audio / video (AV), and aluminum fencing. This was an excellent touch which streamlined the information flow avoiding delays due to miscommunication. If we had an impromptu idea, he was quick to provide a cost guidance so we could make an informative decision, and we never once felt we were upsold. Change orders were always reasonable. On more than one occasion his subs went above and beyond we believe because of the positive relationship they have with him. They all spoke highly and were also so pleasant to work with. The subs that we chose for the pool and AV were also complimentary of the pleasant nature and communication with Nick. They highlighted how quickly the build was completed and how good everything looked.  One of them mentioned to us Bertram Builders is quickly becoming one of their favorite builders to work with. This build by far exceeded all our expectations. There was honestly not a single moment of frustration. That’s pretty incredible. We had been looking to custom build for over 6 years and didn’t commit partly due to Covid.
